Dig Progress Update

The Willow Lakes Ski/Surf Community is progressing extremely well and we have made fantastic progress the last few weeks so I wanted to take a few minutes and give everybody an update.

Most of the utilities are installed in 1100 South, which has been the primary access road to the area, and we expect those utilities will be finished shortly and curb/gutter will be poured in the coming weeks. The secondary access road, 1400 West, was constructed from scratch and is now finished with all utilities installed and the road paved with asphalt yesterday to beat the cold snap that came in late last night and this morning. We were hoping to get that road completed before winter and were able to get that done, so we're very pleased with that success.

The utilities are going in around the lake on Willow Lakes Drive. The deep sewer is installed and the water is going in as they build the road up to the finished grade. The picture below was taken from between Lots 72 & 75 looking north and you can see the road just needs to be brought up a little bit more to the manhole height and then we can install curb/gutter there, after which Logan City will issue building permits for those that want to start construction on their homes.

The lake dig is also proceeding very well as we've reached lake depth for parts of the lake and are very close to it for the rest of Phase 1 and parts of Phase 2. The picture below was taken from about Lot 70 facing west, where you can see the edge of the lake taking shape as it drops down to a finished depth of about 17-20 feet. Over the top of the excavator in the distance, you can see the manholes in Willow Lakes Drive at about Lots 59 & 60. This portion of road is about 13' above native grade, so there has been a massive amount of material moved to get the road up to the finished height. The flat part of the lake in the foreground is near finished depth.

We've also been digging around the bend to the east near where the Event Center is planned and the lakeshore has begun to be shaped there as well. The picture below was taken from that area facing west with the sun setting behind the Wellsville Mountains right as the storm was building yesterday evening. There is still a lot of material to be moved from this area as we begin construction on the Phase 2 lots.

From everything we can project right now, we should hit Substantial Completion on Phase 1 in early spring, it just depends on weather and how quickly power can be installed and curb/gutter can be poured. I currently only have 3 Lakefront lots and 6 Creekside lots remaining in Phase 1. Check out the updated map and price sheet so you can see which lots are available and the price on those. Things are moving so well on Phase 1 that we have started the permitting process for Phase 2 and plan to record on that in the next few weeks and then work on that through the winter months. Because we're only a week or so away from finalizing Phase 2, I have also attached a price sheet for Phase 2 lots, where we currently have 5 Lakefront lots and 12 Riverfront lots available.

Everybody that has a Phase 2 lot reserved will be contacted once that phase is recorded (likely 1-2 weeks) so we can enter into Purchase Contracts, any of those reservations that are not converted into Purchase Contracts will become available so I expect more Phase 2 lots will open up shortly. Also, please notice the price increase for Phase 2 lots as anybody with a reservation on Phase 2 that wants to convert to a Phase 1 lot to take advantage of the lower price is welcome to do so.

The plan for future phases is to have them completed by this time next year, please be aware we anticipate significant price increases for Phase 3 & 4 as the lakes are finished and homes are constructed. We expect boats on the water by next fall and to have the Event Center ready to go in 2025. Things are moving along better than we could've hoped and our fingers are crossed that this winter will be kind so we don't lose any time and can keep working with as little delay as possible.
